"The Truth About Monthly Fees: Debunking Myths and Saving Money"

If you watch cable news or late-night television, you have almost certainly seen the commercials. An ominous voice warns you that your home is your most valuable asset, but it is currently "unlocked." They claim a cybercriminal can go online, forge your signature on a deed, transfer your property into their name, and even evict you—all without you knowing until it’s too late. The solution they offer? A subscription service, often costing $15 to $20 a month, that promises to "lock" your title and protect your equity.
For residents of Venice and Sarasota County, these commercials are not just frightening; they are largely a waste of money.
The truth is that companies like Home Title Lock or Norton LifeLock Home Title rely on a fundamental misunderstanding of how property law works. First, "locking" a title is a marketing myth; no private company has the authority to freeze the public records at the Sarasota County Courthouse. A criminal can still file a fake deed regardless of whether you pay a subscription fee. These services are not "locks"—they are simply monitoring systems. They wait for a document to be recorded in your name, and then they send you an email alerting you to the activity.
For those that don't already know this....the good news for our community is that you do not need to pay a corporation hundreds of dollars a year for this service. Sarasota County Clerk of the Circuit Court and County Comptroller, Karen E. Rushing, offers the exact same protection for free.
The Property Fraud Alert is a free service provided directly by the Sarasota County Clerk’s office. It is designed to be your personal watchdog at the courthouse.
Here is how it works: You register your name (and business name, if applicable) with the Clerk’s database. Once you are signed up, the system scans every single document recorded in Sarasota County’s Official Records every day. If a document is filed that matches your name—whether it is a deed, a mortgage, or a lien—the system automatically sends you an email notification within 24 hours.
This gives you the same "early warning" advantage that the paid services advertise, but without the monthly bill. If you receive an alert and you know you didn’t sell your house or take out a loan, you can immediately contact law enforcement and the Clerk’s office to flag the fraudulent document before the damage spreads. For Venice homeowners, signing up takes less than two minutes. You do not need to provide your social security number or credit card information. All you need is your name and your email address.
